TENANT SCREENING & TENANT RELATIONS

We screen our tenants on the following factors: Credit, Criminal Background, Landlord References, and Income Verification.  We will handle all of the day to day concerns that may arise during your lease.  You will have a dedicated property manager that will handle all situations with professionalism and respect. If you have any questions or concerns, we are always here with an answer!

LEASE EXECUTION & COMPLIANCE

We enforce every lease to the full terms and pride ourselves on treating everyone with equality and respect.  Leases and rules are explained to tenants upon execution, and all tenants are expected to comply with the terms of the lease. We are always willing to work with our tenants in the event of extenuating circumstances.

Utilities

We do not provide utility services for tenants as each utility company requires the occupier to open their own accounts for electricity, internet, cable, water services, etc. Tenants are required to have all utilities in their name by their move-in day. Some utilities require verification of move-in date and property address, which we can provide for you.

RENT COLLECTION 

Paying rent is made simple and convenient as tenants can log on to the tenant portal and complete the transaction.  Rent is always due on the 1st day of the month with a 5 day grace period prior to late fees being added on the 6th.  

MAINTENANCE & INSPECTIONS

We offer 24-hour maintenance support for our tenants.  We ask our tenants to submit non-emergency work orders and requests through their tenant portal.  By doing so, the property manager is notified immediately and can remedy the situation in a timely manner. In case of an emergency situation, tenants can call our 24-hour hotline for emergency maintenance that will be handled promptly, no matter the time of day.
The following items are covered by owners: Non-functioning heating and air conditioning, water heater issues, active plumbing leaks that may cause property damage, leaking roof, any problems with appliances such as stove, oven, refrigerator, dishwasher, built-in microwave and garage door opener.
